At TARE, we believe that informed investors are confident investors. This document explains how our investments work, what protections are in place for you, and the factors you should be aware of before investing.

How Your Money Is Protected
This is the most important thing to understand about investing through TARE. Your funds are never held by TARE directly. They are held in a regulated structure managed by our SEC-licensed fund management partner, a firm authorised and supervised by the Securities and Exchange Commission of Nigeria.
Your investment is released to the construction team in stages, not all at once. Each stage release only happens after independent verification that the previous construction milestone has been completed. This means your money is never exposed to the full project risk at any one time.
Understanding Investment Returns
TARE projects offer projected returns based on current market data, comparable property transactions, and professional cost assessments. These projections are honest estimates, not guarantees. Like all investments, the value of your stake may be affected by factors outside TARE's control, including changes in the Lagos property market, construction cost movements, and broader economic conditions.
What we can tell you is that property in Lagos has historically been one of the most resilient asset classes available to Nigerian investors. TARE gives you access to this asset class at a fraction of the traditional entry cost.
Your Investment Timeline
Property development takes time. When you invest in a TARE project, your capital is committed for the duration of that development. We are building something real, and real things take time to build properly.
Once a project is complete, you earn returns through rental income or your share of the sale proceeds. We are also building a secondary market feature that will allow you to sell your stake to another investor if you need liquidity before the project concludes. We will communicate the availability of this feature to investors when it is ready.
Property Development
Every construction project involves elements of execution risk — timelines, costs, and site conditions can vary. TARE manages this through a number of measures: a licensed architect and structural engineer supervise every project, a qualified quantity surveyor verifies all cost estimates before a project is listed, a 10% contingency budget is built into every project, and milestone-based fund releases mean construction must progress before the next tranche is unlocked.
If a project timeline extends beyond the original estimate, we will communicate this to investors promptly and transparently.
Regulatory Framework
TARE operates within the framework established by the Investments and Securities Act 2025 and the Securities and Exchange Commission of Nigeria. Our fund management partner holds the relevant SEC licences required for this structure. We are committed to operating fully within Nigerian law and will notify investors of any material regulatory changes that affect their investment.

TARE is designed to be accessible, but accessibility does not mean investing without thought. We encourage every investor to consider the following:
